1 PROJECT CONSULTATION

A meeting to discuss your new project and obtain the design brief.  We will provide advice and answer your questions. A fixed price quotation will be prepared.

2 DESIGN CONCEPT

Concept plans will be provided, we will meet with you and discuss the options. Based on your feedback we will refine the design. Once you are satisfied and have approved the final design, we can proceed to documentation.

3 CONSULTANTS AND REPORTS

To complete the architectural documentation for lodgement registered consultants will need to be engaged to prepare reports and certified drawings. We will engage the necessary consultants on your behalf.  Once the reports and certificates have been attained, the drawing package will be submitted for approval, a period of delay will occur as we wait for council approval.

4 CONSTRUCTION CERTIFICATION

Preparation of documents to comply with the certifying authority, including any revisions council has conditioned as part of the approval. We will coordinate the drawing package and distribution of drawings to consultants, authorities and the principal certifying authority who will issue the construction certificate.

5  BUILDING TENDER 

A detailed drawings package for tender will be produced. The drawings we develop will include detailed construction specifications and a schedule of finishes. As we prepare this package, we manage quotes from builders. Together we will discuss these quotes and assist in making a final decision.

+ PROJECT MANAGEMENT

Throughout the building of your project, site visits at various stages of the construction process and coordination of all meetings and communication between you and the builder.

We will review all work done including all finishes, ensuring all specifications and compliances are met. All progress payment claims will be assessed and all coordination of the occupational certificate.
